If I wanted a backyard guest house, how deep would my pockets need to be?

Good point about hidden surprises underground. Have you considered getting a preliminary soil test or ground survey done beforehand? It might save you from costly surprises later on. Curious if anyone's tried this route before building?

When we built our guest house a couple years back, I was pretty casual about budgeting for groundwork—figured, "Hey, it's just a small structure, how complicated can it get?" Famous last words, right? Turns out our backyard had some old septic lines nobody knew about. We didn't even find out until the crew started digging. Talk about a surprise expense...

Honestly, it wasn't catastrophic, but it definitely stung. If I'd done some preliminary soil testing or even just a basic survey beforehand, we would've caught it early and saved ourselves a decent chunk of cash. So yeah, I totally agree with doing at least minimal checks upfront if you can swing it financially.

In my experience, the cost of these tests is usually worth it—especially if your neighborhood has older homes or properties that've changed hands a lot over the years. You never know what previous owners might've buried (literally!) in the yard. I've heard stories from other investors who found everything from abandoned oil tanks to old foundations lurking underground.

But hey, live and learn... These days I always factor in some cushion for those unknown underground surprises. It takes away some stress and lets me focus more on the fun stuff like design and layout instead of worrying about what's gonna pop up next time someone sticks a shovel in the ground.

Haha, ain't that the truth... I've seen everything from old swimming pools filled with rubble to mysterious concrete slabs. Always budget extra—your wallet will thank you later.

Totally agree with budgeting extra—learned that one the hard way myself. When we started digging for our patio, we found a buried septic tank nobody mentioned (or knew about?). Had to get permits, inspections, and removal... not fun or cheap. So yeah, always have a cushion for those "surprise" backyard discoveries. Better safe than sorry.

Ran into something similar when we built our shed—old concrete foundation hidden under grass. Ended up turning it into a cool little patio space instead. Sometimes those surprises spark the best ideas... gotta roll with it!
