Couldn’t agree more about the salty air—nothing ages hardware faster. I’ve seen folks regret splurging on fancy fixtures that just rust out. You’re spot on: invest in the bones, not the bling. It’s not glamorous, but it’ll save headaches.

Yeah, the salty air is brutal. I learned that the hard way—spent extra on some “weatherproof” handles and they still pitted after a year. Honestly, I’d say focus your budget on good windows, solid doors, and anything structural. Fancy faucets can wait. Curious, are you planning to DIY any of it or hire out? That can really swing the numbers.

I hear you on the salty air—honestly, it’s like living inside a giant bag of potato chips. I’ve seen “marine grade” stuff rust faster than my patience at a paint store. I’d actually push back a bit on the fancy faucets though... sometimes you need a little sparkle to distract from the inevitable sand in your socks. But yeah, windows and doors are non-negotiable. DIY is great for painting or swapping out hardware, but anything structural? I’d leave that to the pros unless you want your beach house to double as a wind tunnel.

- 100% with you on the “marine grade” myth—if it’s metal, it’s gonna rust.
- Fancy faucets? I get the appeal, but I’ve seen more than one turn into a science experiment after a year by the ocean.
- Windows and doors: splurge here or you’ll regret it every hurricane season.
- DIY for paint is fun until you realize sand gets everywhere... like, everywhere.
- If you’re budgeting, pad that number for surprise repairs—beach houses love to hide problems behind pretty paneling.

Can’t argue with the hidden problems—my place looked fine until we found rot behind the baseboards. Ended up spending way more than planned. I’d say whatever your first estimate is, add at least 20-30% for “surprises.” And yeah, hurricane-rated windows are worth every penny. I’ve tried to save on fixtures before, but the salt air just eats them up. Sometimes “marine grade” just means you get a couple extra months before the rust shows up...
