I’m comparing flooring for a 12 × 16 ft living room and adjoining 10 × 12 ft hallway, so roughly 312 sq. ft. total. Traffic will be fairly high, with an entry door, pets, and frequent cleaning.

The lower upfront price of luxury vinyl plank or laminate is appealing, but I’m trying to compare the full maintenance budget rather than installation cost alone. The options I’m looking at are:

- Prefinished hardwood with a factory polyurethane finish
- Luxury vinyl plank with a 20–30 mil wear layer
- AC-rated laminate with a water-resistant surface

For each option, I’d like to get itemized estimates for routine cleaning, professional deep cleaning, recoating or refinishing where applicable, repairing isolated damage, and replacing damaged planks or boards. I’m especially unsure how often hardwood would realistically need a screen-and-recoat versus a full refinish in a busy hallway, and whether vinyl or laminate repairs tend to become noticeable enough that sections eventually need replacement.

When comparing quotes, should I ask installers to separate labor, materials, furniture moving, and subfloor repairs? I’d also appreciate any advice on maintenance costs that are easy to overlook.
