I totally get where you’re coming from—wax does have that “easy fix” factor. But I’ll admit, I’ve seen hardwax oils surprise people who thought they’d be a hassle. There’s this old craftsman’s loft I worked on where the hardwax oil actually lasted through a couple of wild parties (and a dog with zero respect for boundaries). It’s not quite as glossy as pure oil, but it doesn’t need constant babysitting either. That said,

“if you mess up, it’s way easier to fix a patchy wax job than a botched oil finish”
—yeah, that’s true. Still, sometimes those “weird shiny spots” just end up telling the story of the place, you know?

- Been there with the “dog with zero respect for boundaries”—mine thinks hardwood is a racetrack.

—can confirm. Tried to DIY an oil finish once, ended up with a floor that looked like a camouflage pattern.
- Wax is forgiving, but I swear, tenants will find a way to test any finish. Hardwax oil’s held up better than I expected, even after a dropped keg (don’t ask).
- Those weird shiny spots? I just call them “character” and hope buyers agree.

That’s honestly the best attitude—our place has a few “character” spots too, mostly from my attempt at waxing while wrangling a toddler. I’ve found wax easier to touch up when the inevitable scratches show up, especially since I’m on a tight budget and can’t refinish the whole floor every time the dog gets the zoomies. Hardwax oil sounds tempting for durability, but I’m always a little nervous about messing it up and having to redo a whole section. Either way, these floors definitely tell a story...

Character spots are basically the hardwood version of laugh lines, right? I’ve tried both wax and oil, and honestly, wax is way more forgiving when life happens—like when my nephew decided to “help” by driving his toy truck across the living room. With oil, I always worry I’ll botch a patch and end up with a weird stripe. Wax isn’t perfect, but at least I can fix my mistakes without a meltdown.

Been there—my dog thinks the floor is a racetrack. I lean toward wax too, mostly because it’s cheaper to touch up. Oil looks great but I always end up with uneven spots, especially in high-traffic areas. Wax just feels less risky when you’re on a budget and have a busy household.
