What should a fireplace surround repair quote spell out?
A quote to replace the visible fireplace surround can be hard to compare if one contractor includes only the finish work and another allows for opening up the wall. How do you tell which scope differences are necessary repairs and which are optional upgrades?
It seems useful to have demolition and disposal, any substrate repair, and the new finish materials shown separately. If the mantel is changing too, I’d want that scope clear as well. I’d also ask whether the fireplace is wood-burning or gas and how the contractor will verify the required clearances for the surround and mantel. What details have helped you compare quotes without overlooking safety-related work or paying for upgrades you didn’t ask for?

A substrate-repair allowance can make the quotes easier to compare, but I wouldn’t treat it as proof that repairs are needed. Have each contractor state what the allowance covers, how extra work would be priced, and that they’ll get approval before going beyond it. That keeps hidden damage from turning into an open-ended upgrade.
An allowance for opening the wall doesn’t show that demolition is needed. Ask what visible condition or applicable clearance requirement would trigger it, and whether the contractor can assess that area without opening the wall first. If the need can’t be established beforehand, exploratory demolition may belong as a clearly defined contingency rather than in the base scope.
