Home Plumbing Checkups: DIY Checklist or Pro Inspection?

I totally get the frustration—sometimes you feel like you’ve checked every possible spot, but those sneaky leaks still find a way to hide. I actually put together a little checklist for myself after a similar incident, and while it’s not foolproof, it’s helped me catch a few issues early. Here’s what I do:

1. Open every cabinet under sinks and run the water for a minute or two, then check for any dampness or musty smell.
2. Look for discoloration or bubbling paint on walls and ceilings, especially below bathrooms.
3. Check around toilets and tubs for soft spots in the floor.
4. Run your hand along exposed pipes (even behind the washing machine) to feel for condensation or drips.
5. Listen for any faint hissing or dripping sounds when the house is quiet.

Honestly, though, there are limits—some leaks are just too well hidden without pro tools like thermal cameras or more advanced moisture meters. Still, I think a solid checklist can catch most of the obvious stuff before it gets out of hand.

Has anyone tried those smart leak detectors you stick under sinks? Wondering if they’re worth the investment or just another gadget collecting dust...

I’ve wondered about those smart leak detectors too, but honestly, I’m a little skeptical. I mean, my phone already yells at me enough—do I really need another gadget sending alerts? That said, your checklist is spot on. I do something similar and it’s saved me from a couple of soggy disasters. For now, I’ll stick with the “sniff test” and peeking under sinks... way cheaper than hiring a pro every year. Maybe one day I’ll splurge on the tech if there’s a good sale.

Same here—my “sniff test” has caught more leaks than I’d like to admit. I do wonder if those detectors are worth it, but for now, my nose and a flashlight do the trick. Maybe one day I’ll trust the tech...

I get the appeal of the “sniff test”—it’s saved me from a couple of nasty surprises under the bathroom sink. But I keep wondering if I’m missing slow leaks that don’t smell yet.

“my nose and a flashlight do the trick”
—same here, but I always second-guess myself. Has anyone actually tried those leak detectors? Are they just another gadget, or do they actually catch stuff before it gets bad? I’m not sure if I trust my nose 100%.

I’ve wondered the same thing about those leak detectors—are they actually worth it, or just another thing to change batteries in? I’ve only ever used my nose and a flashlight too, but last year I missed a slow drip under the kitchen sink that turned into a moldy mess. Kinda made me rethink my “old school” methods. Has anyone found a detector that’s actually reliable and not just beeping at every little splash? Also, does anyone factor in water usage monitors, or are those overkill for a regular house?
