plumbing check-up dilemma: DIY or hire a pro?

I hear you on the YouTube thing - sometimes those videos make it look way too easy. I’ve patched a few pipes myself, but once you’re tearing into drywall, that’s where I draw the line. Drywall dust in your coffee is not worth it.

I get what you mean about drywall - it’s a whole different mess compared to just tightening a fitting under the sink. I’m curious, though: when you’ve had to open up walls for plumbing, have you ever tried those access panels instead of patching drywall every time? I’ve started putting them in some of my rentals, just to save headaches down the line. Wondering if it’s worth the upfront effort or if I’m overthinking it.

Access panels are a game changer, honestly. I started using them after the third time I had to patch up a wall in the same bathroom - felt like Groundhog Day with drywall dust. The upfront work is a little more, sure, but if you’ve got older plumbing or tenants who love to call at 2am about leaks, it pays off. I’ve even had plumbers thank me for making their lives easier (which is rare - they’re usually just grumpy about whatever mess they find).

Only downside, sometimes they’re not the prettiest thing, especially if you have to put one in a visible spot. I try to tuck them behind vanities or in closets when I can. But honestly, I’d rather have a slightly awkward panel than deal with another round of mudding and sanding. If you’re managing multiple units, I’d say you’re not overthinking it at all... you’re just saving your future self a headache.

I hear you on the access panels - definitely a time saver, but I’ll be honest, I’m not a fan of cutting into perfectly good tile or plaster for a quick fix.

That’s my hang-up. I’d rather spend the extra hour patching and painting than stare at a plastic square forever. Maybe I’m too picky about finishes, but sometimes the old-school way just looks better in the end.

I get where you’re coming from, but I’ve actually started using those magnetic access panels that you can paint over. They’re not perfect, but they blend in way better than the old white plastic ones. Honestly, after patching and repainting a few times, I got tired of redoing the same spot every time there’s a leak or valve issue. Guess it depends on how often you need to get in there... but for me, convenience won out over aesthetics this time.
