I usually recommend clients do quick visual checks themselves—like under sinks, around toilets, and near appliances—but honestly, nothing beats a pro inspection every couple years. Had one homeowner swear everything was fine until we found mold quietly partying behind the dishwasher... expensive lesson there.

I've got mixed feelings on this one. Quick DIY checks are handy, especially for catching obvious leaks or drips early—but older homes like mine have taught me the hard way that sneaky plumbing issues love to hide in places you'd never think to look. Had a tiny leak behind an old clawfoot tub that slowly rotted out some floorboards... not fun. So yeah, visual checks help, but every now and then I'd say bite the bullet and get a pro in there. Cheaper than replacing vintage hardwood!
