                        <content:encoded><![CDATA[One thing I learned (the hard way, haha) is to double-check every single doc before submitting your permit application. I mean, sounds obvious, right? But I missed a tiny checkbox once and it set me back two weeks because the city sent it back for “correction.” Now I make myself a checklist and literally pretend I’m the grumpiest inspector alive, nitpicking everything before I hand it in. Also, if you can, try submitting early in the week—Mondays or Tuesdays seem to get looked at faster in my area, probably because staff isn’t as swamped yet.

Curious if anyone else has little hacks for shaving off some of that endless waiting time? Or maybe tricks for dealing with those mysterious “additional info required” emails?]]></content:encoded>

Here’s a tip I picked up—check if your house has those metal brackets (hold-downs?) connecting the frame to the foundation. Apparently, older homes sometimes just sit on top of the concrete, which is wild to me. I crawled under my place and, yeah, nothing but dust and a couple of spiders.

If you’re renting, you can ask your landlord about retrofitting. Some cities even have programs that help cover the cost, which I wish I’d known before. Also, keep an eye out for unreinforced brick walls—those are apparently a big no-no in quake zones.

Anyone got other tricks for figuring out if a place is actually safe, or maybe some DIY fixes that don’t cost a fortune?]]></content:encoded>
