I'd mostly agree, but honestly, sometimes even diligent maintenance can't beat sheer randomness. My brother-in-law was meticulous—filters changed like clockwork, annual check-ups, the whole nine yards—and his HVAC still bit the dust after just 12 years. Meanwhile, my old neighbor barely remembered he had a furnace, let alone maintained it, and that thing chugged along for over two decades. So yeah, regular care matters a ton...but sometimes luck has the final say.

Totally agree with the points above, especially about installation quality. I've flipped a fair share of houses, and honestly, I've seen HVAC units from supposedly "budget" brands last forever just because they were installed properly and maintained regularly. On the flip side, I've also had to replace premium-brand units way sooner than expected because the previous owners neglected basic upkeep.

One thing I'd add is that ductwork and insulation play a huge role too. Even the best HVAC system struggles if the ducts leak or the insulation isn't up to par. Had one property where the HVAC was pushing 18 years and still going strong—turned out the attic insulation was excellent and ducts were sealed tight. Made a huge difference in efficiency and lifespan.

So yeah, luck matters, but it's usually a combo of good install, regular maintenance, and proper insulation that really stretches out the life of these systems.

Couldn't agree more about insulation and ductwork. Had a similar experience with a rental property—HVAC was ancient, figured I'd have to replace it right away. But after sealing up some duct leaks and beefing up attic insulation, the tenants said their bills dropped noticeably and the system ran smoother. Ended up getting another 5+ years out of it, surprisingly.

Makes me wonder how often people prematurely replace units when the real issue is elsewhere. Has anyone else found that improving insulation or duct sealing significantly extended their HVAC lifespan? Curious if it's common or just anecdotal luck on my end...
