Building up might sound scarier, but honestly, it can be less of a headache than bumping out—especially if your lot’s tight or you don’t want to mess with the yard. I’ve seen folks add a second story and dodge a ton of foundation drama (though, yeah, you’ll be living in a construction zone for a while). The city can still get picky, but sometimes it’s actually easier to get permits for vertical additions than for eating into setbacks. Just gotta brace yourself for the stairs and maybe some dust in your cereal.

That’s true—vertical additions can sidestep some tricky foundation work, but it’s not always a free pass. If your existing structure isn’t up to code or can’t handle the extra load, you might end up reinforcing the foundation anyway. On the plus side, building up usually means less site disturbance and more opportunity for energy-efficient upgrades (think better insulation, new windows). Just don’t underestimate the impact on your HVAC system—heating and cooling a second floor can get complicated if you don’t plan ahead.
