Turning attics and garages into bedrooms: is it worth the hassle?

Couldn’t agree more about the “official bedroom” thing making a difference. I’ve flipped a few places where just getting that extra room on paper bumped the price way up. The red tape is a pain, but skipping it can come back to bite you—had a buyer once walk away after their inspector flagged an unpermitted garage conversion. Still, I get missing the storage space. I always tell folks, if you use your garage for more than junk, think twice before giving it up. Attics, though—they’re almost always worth the hassle if you can make them livable.

That’s the part I see people regret most—losing the garage. I’ve had clients who were all-in on turning their garage into a bedroom, but a year later they’re frustrated about scraping ice off their car or not having a spot for bikes and tools. It’s funny how storage never seems like a big deal until it’s gone.

Attics are a different animal. I’ve worked on a few attic conversions and, honestly, the biggest headache is usually headroom and access. Ever tried getting a queen mattress up one of those narrow pull-down ladders? Not fun. But if you can get proper stairs in and meet code for ceiling height, it really does add value—plus you’re not sacrificing anything on the main floor.

Curious if anyone’s ever regretted an attic conversion? I haven’t seen it yet, but maybe I’m missing something...

Never regretted our attic conversion. We gained a cozy guest room and some extra storage in the eaves, so it felt like a win-win. The stairs were a pain to add, but once that was done, it just felt like part of the house. I do miss the easy access for storing holiday stuff, but honestly, I’d take the extra living space over a garage any day. The only thing I’d warn about is insulation—attics get toasty in summer if you don’t do it right.
