RE: Budgeting replacement windows before listing a flip
- I’d separate the installer’s confirmed lead time and planned installation days from the contingency for opening repairs. A concealed-damage allowance helps with cost, but it doesn’t tell you how much time a repair migh...
RE: How long do pipes really last under pressure?
- Had a similar debate with myself last year during a flip. Pipes looked fine on the outside, but the house was built in the late 60s... you know how that goes. - Tried the borescope trick - honestly? Mixed results. Caug...
RE: Ever regretted a fireplace facelift? Quick poll time
- Tried those peel-and-stick panels once for a basement accent wall. Looked decent from a distance, but up close? You could tell they were fake, especially at the seams. - Around heat, I’d be nervous - most aren’t rate...
RE: Building a deck that doesn’t wreck the planet
- I’ve noticed the same thing with vinegar - tried it on some old deck screws once and they rusted way faster than I expected. - Baking soda’s another one. It seems harmless, but I swear I had more mildew pop up after ...
RE: How often do you actually need to clean your gutters?
I hear you on the gutter guards - tried mesh and those foam inserts, both just ended up trapping more junk than they kept out. I get the appeal, but honestly, it felt like I was cleaning the guards more than the gutters ...
RE: How do you handle leaky pipes and clogged drains at home?
- Had a similar debate with myself last year when I redid a 1940s bungalow. - Tried to keep copper for the exposed runs in the basement - looks great, but wow, it was a pain in cramped spots. Ended up using PEX behind ...
RE: Solar Roofs and Smart Tech: Are Zero-Energy Houses Finally Going Mainstream?
Yeah, totally get what you mean about smart switches. I’ve run into the same thing with older homes. A few thoughts from flipping houses: - Couldn’t agree more. Some folks love the new gadgets, but if they’re fiddly, p...
RE: Keeping track of renovation plans without losing your mind
- Gotta admit, I’m torn. I love the tactile mess of a physical board - sticky notes everywhere, paint chips falling off, receipts taped at weird angles. But then I lose stuff under piles of tools... - Digital’s great u...
RE: Keeping track of renovation plans without losing your mind
Totally get what you mean about mismatches adding character - sometimes the “imperfections” are what make a space feel lived-in. I’ve used reclaimed barn wood for shelving and, yeah, it’s a bit of a puzzle. Here’s what I...
RE: Home plumbing checkups: DIY checklist or pro inspection?
- Gut checks are great for the obvious stuff, but I’ve had “new” plumbing turn out to be a Frankenstein job hidden behind drywall. - DIY is fine for leaky faucets or visible pipes, but you can’t spot corroded lines with ...
RE: Finally switched to keyless entry and here's what I noticed
- Couldn’t agree more. I’ve swapped a few old doors for clients, and it’s always a fight to get the smart lock to line up right. - Sometimes I wonder if it’s worth shaving the door or just biting the bullet and replacing...
RE: Smart lights vs smart switches for yard setup?
- Had a similar issue last year when I tried smart bulbs in my patio fixtures - half the time they’d disconnect or just not respond. - Ended up swapping to outdoor smart plugs instead. Way less hassle, and I can use wh...
RE: Need ideas for draining my pool without flooding the yard
- Rain gardens are cool but yeah, you do have to dig out a chunk of soil - depends on your yard and how much water you’re handling. - Special plants help with absorption and look nicer than just a pit. Native stuff works...
RE: EARTHQUAKE-PROOFED MY FIRST BUILDING AND IT ACTUALLY WORKED
- Been there with the overthinking - spent way too long debating if my anchor bolts were spaced “perfectly” or just “good enough.” - Contractors always roll their eyes, but hey, it’s not their money on the line if some...
RE: plumbing check-up dilemma: DIY or hire a pro?
- Totally get what you mean about the eagle-eyed inspectors. - I always think I’ve caught everything, then someone points out a drip or a missing washer and I’m like... how did I miss that? - On the flip side, someti...
