RE: How can I tell why my 10-inch adjustable wrench is slipping?
The fact that the jaw barely appears to move before it lets go doesn’t rule out wear. For a 3/4-inch nut, compare the jaw opening with the wrench unloaded at several adjustment positions. Watch whether the movable jaw ro...
RE: Navigating the do’s and don’ts of fixing up your place
Shellac primer definitely does the trick for stains, but I have to push back a bit on just defaulting to oil-based for the fumes. In my experience, oil-based can be just as nasty with the odor and, worse, it seems to lin...
RE: locked out drama - what would you do?
Locked Out Drama - What Would You Do? That 2am call sounds way too familiar. I’ve had tenants stuck outside because the “smart” lock lost WiFi during a storm - ended up driving over with a spare key in my pajamas. I tot...
RE: Why do built-in benches always look better than they feel?
Totally get where you’re coming from. I’ve put built-ins in a couple of my rentals, and every time, people love the look but end up tossing a throw pillow or two on there just to make it tolerable for more than five minu...
RE: Lighting up the backyard fence: solar, wired, or something else?
Blending the conduit really does make a world of difference - funny how something so simple can totally change the look. I’m right there with you on preserving older brickwork; every time I’ve tried to run new wiring on ...
RE: Keeping track of renovation plans without losing your mind
That’s the truth. I remember one flip where I thought I’d nailed the perfect gray from an online palette - looked awesome on my phone, even better on the sample board. But when we painted a whole wall, it turned this wei...
RE: Keeping up with eco labels is harder than I thought
Title: Eco-Friendly Finishes vs. Real Life Wear Totally get where you’re coming from. I once refinished a rental unit with this “green” wax-based finish - looked gorgeous, smelled like nothing, and I thought I’d found...
RE: Smart lights vs smart switches for yard setup?
Funny, I’ve run into that lamp-switch issue more times than I care to admit - guests just love flipping switches, don’t they? I tried the smart bulbs route too for a rental property, mostly to avoid tearing into old wiri...
RE: how much should I budget to renovate a beach house?
That salt air is no joke - learned that the hard way when I tried to open a closet door and the whole hinge just crumbled in my hand. I get what you mean about the buffer. I used to think 20% was plenty, but after my las...
RE: how often do you actually check your deck for safety?
You're spot on about checking underneath - I get the logic - but honestly, I've found annual deep checks a bit overkill for some decks, especially newer builds. When I first started buying properties, I'd crawl under dec...
RE: Natural cleaners vs store-bought stuff for appliances
I've had mixed luck with baking soda too - once tried it on my fridge gasket and ended up with that same gritty mess you described. Took forever to get it clean again. Vinegar's been okay for me diluted, but honestly, I'...
RE: Finally got my outdoor space looking cozy and inviting
I've actually had great luck mixing lavender with rosemary - it creates this earthy, calming scent that's perfect for evenings outdoors. Last summer, I planted them side by side in pots and noticed fewer mosquitoes buzzi...
RE: how strong do you like your shower?
Did exactly that at a rental property last year - pressure regulator plus a decent rainfall showerhead. Tenants loved it, zero pipe issues. Definitely worth the upgrade if you're chasing comfort without overdoing it...
RE: my house is getting smarter than me, and it's kinda weird
Haha, that's hilarious and totally relatable. When I first set up my smart lights, I didn't realize they were linked to sunrise/sunset schedules. One evening, I had friends over for dinner, and right in the middle of des...
